We market our properties mainly through our website. We also have listings on Craigslist, and you can find some of our larger properties and complexes on popular property rental sites such as Apartments.Com, RentPath.com, etc.


Some residents looking to sublease their lease will advertise on sites such as Facebook, Craigslist, etc. We will be happy to help advertise subleases once all applicable sublease fees have been paid. If a sublease is being advertised, you can find it listed under our Available Rentals tab.


Apply

Each person above the age of 18 who intends to live in the property or unit MUST submit an application.


You can apply for a specific property by viewing our Available Rentals page and clicking "Apply", or you can submit a general application from the Apply Now drop down menu.


If you do not have a social security number (non-US residents), you can enter 111-11-1111 where it is requested on the application. You will later be propmpted to upload a photo ID. All US residents who have a social security number are required to list that information on their application, no exceptions will be made.


If you are a student, you will need a guarantor to sign a 'Guarantor Agreement'. You will need to provide their Name, Address, Phone Number, and Email Address in your application. One of our agents will prepare the Guarantor Agreement and send it via DocuSign to your guarantor.


Fee & Screening

Each person residing in the unit over the age of 18 will need to complete an application. Once you are finished filling in your information and answering the questions prompted, you will be required to pay the $40 application fee before you are able to fully submit your application for processing.


We use our property management software to run a credit history, criminal background, and rental history check. This application fee pays for these processing fees.


All application fees are non-refundable, regardless of lease signing. Once you submit your application and pay the application fee, that money cannot be returned. This includes multiple applications that you submit. Submitting multiple applications will not boost your place on any waiting lists for any property or specific unit that we have. AppFolio will only process what you enter and submit, they will not duplicate applications and charge you multiple times. All application fees are non-refundable. No exceptions will be made.



Document & Lease Drafting

This is our part! Here we will send your guarantor the 'Guarantor Agreement' for signing via DocuSign (if applicable.) We may ask for any additional information needed that is not included in your application (such as (but not limited to) paystubs, income verification, I-20's, etc.) We may also ask specifics about any pets, etc.


We will send out leases via AppFolio once we are finished drafting. It will be sent to the emails you provid(ed) on your application(s) so please ensure you list the correct email address. You will be prompted to create your AppFolio portal in order to sign the lease. Please make sure you enter your information and are not setting up a portal for anyone other than yourself.



Sign

Each person who is required to sign the lease will receive an email prompting them to do so through AppFolio (the property management software uses.)

All parties named on the lease that are required to sign will need to sign and pay the deposit before the lease will be countersigned and become binding.



After Lease Signing

After all parties have signed the lease and paid the deposit, our agent will countersign the lease. Once this has been done, the lease is fully binding and cannot be canceled. (Please note that all of our leases are joint and several and there are no individual parts. All parties will be held to the lease signed.)


There will be a move-in letter sent out via email prior to your lease start date which will include information needed before keys can be picked up for your unit at move-in. This will include any utilities needed to be connected in a residents name, renters insurance needed, any missing lease information, etc. These will all need to be submitted to our office before keys can be checked out. Please make sure you read this letter entirely!
